Officer's Report
This application relates to a mid terraced house in Circular Road and is within the Peel Conservation Area.
The house currently has wooden sliding sash windows at the front and the rear.
The proposal is to replace these with pvc sliding sash windows with the externally expressed vertical mullions and sash horns to the front and top opening casement windows without the vertical bars to the rear.
The style proposed for the front windows is within the policy guidelines for windows within the Conservation Area which are visible from the public thoroughfare. The windows to the rear are not visible from the public thoroughfare and need not have the same method of opening. They should preferably have the same vertical bars and these have been omitted, but given the mix of other windows within this terrace this is considered to be acceptable since it is less visible to the public and will keep the main horizontal bar.
There will be no detrimental impact on the appearance of the Conservation Area in general and the proposal is considered to be acceptable.
