Officer's Report
This application relates to a semi detached house at the end of the cul de sac in Sprucewood Rise, Foxdale.
The proposal is for a white upvc conservatory to the rear of the house. The applicant states that obscure glass to one side can be used for privacy if necessary.
The conservatory being large and close to the boundary with the neighbouring semi should have obscure glazing along this boundary. Although there is currently a fence between the two properties this may not remain and obscure glazing would ensure privacy in the longer term.
The garden of the property is reasonably long which will help reduce the impact on the property to the rear and there is woodland on the far side of the garden helping to reduce the feeling of enclosure.
There will be no unacceptable adverse impact on neighbouring properties or on the area in general.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing numbers 1033/01, 1033/02, 1033/03 date stamped received on 31st May 2005.
C 3. The side elevation of the conservatory on the boundary between number 18 and number 16 Sprucewood Rise must be obscure glazed (grade 5) and retained as such thereafter.
C 4. There must be no discharge of surface water to the main foul sewer.
N 1. The application states that the surface water from the proposed development is to be discharged to the 'existing drainage'. If this 'existing drainage' discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
