Officer's Report

The property is a detached house situated immediately to the north east of the Bridge crossing the A7 opposite the Poacher's Pocket site in Ballasalla. The site is designated as Open Space on the 1982 Plan.

Previously approval was granted for significant extensions and alterations which are in the process of being undertaken (PA 04/0145). Now proposed is the construction of a small porch on the rear of the property and the erection of a storage building alongside the property where vehicles are presently parked.

The porch is small - 1.5m square. The storage building is also modest - 4m by 6m and 3.8m in height. There is sufficient space to park and manoeuvre cars around it. The new structures are further from the river than the recommended minimum distance advised by DAFF..

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of a storage building and porch both as shown in drawing reference 05/30/01 and the location plan both received on 22nd April 2005.

C 3. There must be no discharge of surface water to the main foul sewer.

C 4. The storage building may only be used for purposes ancillary to the occupation of the main house on the site, "Riverside Cottage".
