In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 1 July 2005, for the reasons set out below.

Reasons For Refusal:
- Removal of the existing garage and part of the stone boundary wall, and removal of the road-side trees would affect adversely the appearance and character of the Conservation Area; there is not in the submitted application evidence sufficient to off-set this objection.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
