Officer's Report
The application seeks approval for the installation of a new door with associated steps and retaining wall to replace an existing window to the rear of a dwelling in Ramsey.
An objection has been received from the neighbouring property who are concerned that the works will structurally undermine their property and query whether this application will lead onto the sub-division of the property. Given the extent of the excavations and the erection of retaining wall I would suggest that the works are insufficient to realistically structurally affect the neighbouring property. Furthermore it is understood that the works have building regulations approval. As regards the concern relating to potential sub-division I have to advise that such development would require further planning approval and that it is inappropriate to base reason for refusal on something that has not been applied for.
I consider the actual impact of the proposed development to be relatively minor and the planning application to be unobjectionable. Accordingly, I recommend that the planning application be approved.
