Officer's Report
The site relates to Flat 1, Cronk Wyllan, The Promenade, Port St Mary. It is on the ground floor and occupies the lower ground floor of the property accessed off the front garden alongside the front staircase.
The Promenade is a Victorian terrace which despite some window changes and external alterations has retains a striking façade.
It is proposed to erect an extension between the projecting bay and the side of the staircase to form a single entrance to the flat. There are currently two doors, one into the bay and one beneath the staircase.
The extension would have an almost flat roof and would in essence infill the area between the bay and the stairs.
After discussing the proposal with Steve Moore we agree that the proposal would represent an incongruous feature on the front elevation and harm the integrity of terrace as a whole.
