Officer's Report
The site relates to Reef Cottage. It is a traditional property located on The Lhargan overlooking Port St Mary Bay.
Approval was granted under PA 02/819 for alterations and extensions including the raising of the roof level and the installation of 6 dormer windows.
The works on site were not carried out in accordance with the approved plans and this application seeks amendments to that scheme and the erection of a conservatory to the rear.
Internally there will be some alterations to the position of the staircases. The kitchen will be extended as previously proposed
A bathroom is to be added to the first floor and access is now to be made to a conservatory which will be added to the rear.
Externally, the ridge is to be 200mm higher than that approved. The cills of the dormers will be lower and below eaves level. A cornice is to be introduced above the first floor windows to cope with surface water. The chimney stacks are to be moved to a central location at the ridge rather than part way down the roof slope. The gable window is to be enlarged. Much of these works have been carried out on site.
Compared to the original approval, the changes are judged to be relatively modest. The Fire Officer appears concerned but it is suggested that Mark Edwards the Building Control Officer is content. Mark is in fact still awaiting amended plans to indicate either the use of sprinklers because of the open plan nature of the development or satisfactory means of escape.

C 1. This approval relates to alterations and extensions in accordance with drawing numbers 46.3.02, 10.1.05 and 11.2.05.
C 3. The external finishes of the extension must match those of the existing building in all respects.
