Officer's Report
The site relates to the workshop, Park Road, Port St Mary.
A first floor extension is proposed on the eastern elevation to form an additional bedroom. It would be sited above the existing living room. It would measure and be clad in western red cedar to match other parts of the dwelling. Two roof lights on the main roof are also proposed. An existing window on the eastern elevation would be reduced in size.
Due to the proximity of surrounding buildings additional information was sought from the applicant and views sought from the occupiers of Craig Ville on the High Street.
The agent supplied photographs and a section drawing.
Whilst the application site is at a higher level than Craig Ville there are few windows in the rear elevation of Craig Ville and it is judged that their amenities or privacy would not be adversely affected. The gable of the extension whish is to face Craig Ville is to have a high level window but this would not allow overlooking into the garden area to the east.
Having considered the concerns of Craig Ville who feel that the extension will tower about them, and the additional information supplied, I judge that the impact will not be so great as to warrant refusal of the application.
