This statement is submitted in support of the application to replace the existing shop front to the C'est La Vie Café Bar at 28 Victoria Street, Douglas and should be read in conjunction with Architects drawings 1731-2 202, 203, 204 and 308.
Heritage Context
The application site lies within the Athol Street / Victoria Street Conservation Area.
Proposals Analysis
The proposal removes the existing white coloured Aluminium and glass shop front and double doors and existing canopy. The existing building fabric around the shop front will be left untouched and intact.
FIGURE 1 EXISTING FRONTAGE A new timber and glass shop front will be inserted as well as a new retractable awning type canopy installed. New signage will be added to replace the existing shop front and flag signage.

Evaluation Of Heritage Impact
We believe that there will be no impact on the aesthetic and character of the Conservation Area, as the proposed changes will be minimal and do not affect the main fabric of the building. The timber shop front will be aesthetically softer than the existing metal. These new doors will more closely reflect the existing timber doors at each end of the facade and will blend with the colour of the stonework that makes up the rest of the façade in a complimentary way. The awning will be retractable thus limiting its overall impact on the street scene; whilst providing the required shading to the shop front to prevent over heating.
