Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

Method statement for construction
The application for reserved matters must include a method statement detailing how the proposed development will be undertaken, having regard to: the narrow nature of the road network serving the site; the restricted depth of the site; and the stability of the rear of the site and possibility of land slip and/or destabilising the slope.
Design requirements
The new building must be designed as a distinctive structure which will sit comfortably between its neighbours in this prominent position.

SupportThe replacement of this building is to be applauded.; It would be nice if it were replaced by some new holiday development but failing the possibility of this, we will settle for what is offered – at least in principle, which is all that is at stake.

No CommentDropped kerb crossing places should also be provided at various points along any road although these can be provided by way of driveways to properties.; If however the alternative 'shared surface' option is used then there should be a clear delineation line between pavement and road to assist people with sight impairment.
Conditions requested: Estate layouts should ensure there are dropped kerbs at all road junctions and that appropriate tactile paving is provided.; Where common parking is to be provided then 5% should be designated disabled parking.; New build should be done under the Part M building regulations.
