Officer's Report
The site relates to 12 Bridson Street, Port Erin. It is opposite the Shroprite car park and faces the rear elevation of the small shopping units.
Approval in principle is sought for the conversion of the building (which has previously been used as office accommodation) to two dwellings. The building was formerly used as a Dr's surgery but permission was granted under 98/725 for its conversion to offices.
The site is within the 'predominantly residential' area on the Port Erin Local Plan. The building would divide comfortably into two dwellings and the proposed creation of front gardens would be an improvement to the rather bland concrete frontage which exists at the moment.

C 1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
C 2. This approval relates to drawing number AT 711.1.
N 3. For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
N 4. For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
N 5. The vehicle footway crossing shall be constructed in compliance with Manx Roads 2.
