The site represents the curtilage of number 35, Eskdale Road - an existing detached dormer bungalow at the northern end of Royal Terrace at the entrance to King Edward Park.
Proposed here is the extension of the property to accommodate another unit of accommodation within the extended floorspace. I have met with the applicant who wishes to keep her daughter and son-in-law and their baby living with them but to afford more space for them all. I advised that their proposals seemed acceptable in principle and would only affect the neighbour to the east and possibly car parking standards. They indicated that they had discussed this with the neighbour and that she had no objection.
However, I was informed last week that the neighbour was not entirely happy with the proposal but did not wish to object. We advised that if she had a concern she should write in expressing this but nothing has been received at the time of writing this report.
The extension takes the form of extending the frontage by a further 4m with a gable end and an extension to the front and rear. This does bring the ebuilding closer to the neighbouring property to the east which is angled towards this property. However, on my visit I was not persuaded that the outlook or privacy of this property would be adversely affected and Onchan Commissioners do not object to this application.
There is still a garage on the western side of the site and sufficient parking for at least three cars as well as the garage. If the new accommodation is occupied as such ancillary to the main house, I see no objection to this.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the alterations and extensions and the creation of a separate living unit on the site all as shown in drawings reference AT 701.1 and AT 701.2 both received on 1st November, 2004.
C 3. The accommodation provided in the new extension must be used only as such ancillary to that of the main part of the dwelling and not let or sold off separately.
N 4. For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
