The site represents the curtilage of number 40, Main Road in the heart of Onchan village between Church Road and School Master's Lane. The property is situated within Onchan's Conservation Area. The property is attached to number 42 - the Reconditioned Domestic Electric Appliance shop which has recently received permission for conversion of part of the unit to a residence.
Proposed here at number 40 is the demolition of the existing rear annex. This is a flat roofed two storey extension of poor appearance. The replacement is of the same footprint but with a pitched roof finished in slates. Also proposed is the removal of an existing window in the north eastern elevation which presently overlooks the neighbouring yard. New rooflights are to be installed in the roof pitch and a door in the south western elevation exiting onto School Master's Lane replaced with a window and an upper window removed.
All in all, the proposed works improve the appearance of the property and its neighbourliness in respect of the adjacent properties.
