The site represents the curtilage of Castletown Football Club's grounds located on the western side of the Malew Road (A3).
Proposed here is the redevelopment of the existing stadium. Phase 1 of the proposal would be the demolition of the larger part of the existing building and the erection of new changing rooms, store and undercover seated stands. This would adjoin the existing rifle club building. Phase 2 will come later although no indication is given as to what this includes.
The new stand and changing rooms are smart in appearance - dark coloured sheeted roof with dashed walls and signage at the back of the seats on the wall of the building.
The facilities in the new changing rooms should be suitable for disabled persons and whilst the DAO has not suggested it, some provision for disabled persons spectating should also be made undercover.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the development shown in drawings CMFC/02, -3, -4 and -6 all received on 3rd September, 2004.
C 3. The new changing facilities must be fully usable by disabled persons in accordance with BS 5810. Provision must also be made for seated and undercover spectating facilities in the new stand which may be accessible and used by wheelchair bound persons.
N 4. Prior to the demolition of these premises an application may need to be made in writing to the Chief Executive of the DLGE for issue of a direction to demolish under the terms of the Building Control Act 1991.

PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
