FAO Mr and Mrs Ashcroft, I attended the property and completed a survey; no items of furniture/ carpets were moved to carry out the survey. In General, the house is in very good condition with a recently constructed extension to an already extended Manx stone cottage The extensions are constructed in concrete block cavity wall with cavity insulation, so you won't have any damp issues, I checked all walls with a damp meter and were all good. The Walls of existing cottage did have a high reading of damp ingress to the utility room external wall Probable Cause - The external path is too high allowing water to lie against the external wall above floor level and soaking through the solid wall Construction. Solution - cut in and fit a drainage Channel (Acon) against the external wall Approximate Costs £800.00 The roof timbers are in good condition and no condensation Issues. External Rendering is in good condition and is a lightweight silicon render which is perfect for older part of the property to reduce damp ingress. The roof is in good condition.
My biggest concern was the original chimney stack above the bedroom French doors on the east elevation, it seems the original chimney stack was removed below but not in the roof space or above the roof , meaning the masonry stack is not supported underneath with restricted access underneath in to loft space. The plans show a chimney stack but I would expect the masonry stack should have been replaced by a false stack if planning had not allowed to simply re move the stack.
Concern -Not supported, could move crack, dampness is also noted in the head of the French doors caused by the existing stack, not being supported is unsafe this issue needs to be actioned urgently.
Solution remove chimney and make good appearance of roof - Approximate Costs £700. Additional chimney is in good condition and retains the character of the property for the area.
