The site represents the curtilage of number 12 All Saints Park - a new development on the northern side of Church Road. This property backs onto Croit-e-Callow and the adjoining property albeit that newer properties are some considerable amount higher than those to the south east.
Proposed here is retrospective approval for a verandah built out into the rear garden and extending the small level area immediately behind the new house.
When these houses were built efforts were made to achieve terraced or sloping gardens, limiting the amount of overlooking of the Croit-e-Quill houses. This verandah dominates the outlook of the rear of the properties immediately behind and significantly affects their privacy and enjoyment.

R 1. The verandah/decking extends the level area immediately behind number 12 All Saints Park and extends significantly the opportunity for the overlooking of the properties immediately behind. Furthermore, the decking presents a dominant and unneighbourly feature in the area which significantly reduces the enjoyment of the properties immediately to the south east.
- 1. As this decking has already been erected without planning permission, the decking must be removed within 4 weeks of the date of this decision as it becomes final.
