In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:

Proposal: Alterations to main part of dwelling and extension and conversion of annex to form a separate dwelling
at: Beech House (formerly Roadside Cottages) Lhergydhoo Peel IM5 2AE
which was considered on 20 August 2004, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 04/01.177/B
- The creation of two dwellings from what is presently a single dwelling, together with an extension of the existing fabric, would increase the amount of traffic coming to and leaving the site, using an access which is not considered safe due to limited visibility for drivers of emerging vehicles.
- The increase in size of what is already a substantial building alongside the roadway is not considered acceptable due to the resultant increased visual impact.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
