Officer's Report

Ballaneddin Farm is in a slightly elevated position in relation to the TT Course and is located to the north east of Ballaugh.

Proposed is a new agricultural building which will be set behind a mature hedgerow. This will help to screen the new development from the road.

Clarification has been sought about the position of the trees on site and a new plan has been received which indicates the tree line. The position of the barn is not shown to be the same however and thus the position of the barn should be conditioned to restrict the location to that shown on the original site plan.

The agricultural need is not in doubt - an agricultural worker's bungalow was approved

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the drawings submitted on and date stamped 28th June 2004.

C 3. The building must be used for agricultural purposes only.

C 4. The roof must be darkgrey or green in colour.

N 5. This permission is granted on the basis that no trees will be felled or damaged as part of the development, as indicated in the application.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
