Officer's Report
The site lies on the left (west) of the estate road as one enters Cronk Cardle. The property is a semi-detached house which fronts onto the estate road to the north and sides onto the estate road to the east.
Proposed here is the erection of a two storey extension to the side complementing the form, height and finish of the existing property. Often, within estates, we require such extensions to have a lower ridge than that of the main house to avoid a terraced effect if others did the same thing within the development. However in this case, the pair of semi-detached houses stand on their own as does the other pair to the east of the estate road. As such the proposal as shown will not have an adverse impact. However, those across the top of the estate would have such an effect and this may establish a precedednt for these.
