Approved plans
This approval relates to the installation of replacement windows as shown in the information, drawings and photographs received on 26th May, 2004. The gable windows may be a fixed window with a simple cross of glazing bars or a fixed window whose glazing bars replicate the glazing pattern of the existing window in the western elevation (ie. that pattern shown in the originally submitted plans).
no views on the application, having no adverse traffic impacts
no objections to the installation of the dormer windows or the replacement of the woodwork with uPVC
Three consultees responded: Highways Division had no views due to no traffic impacts; Laxey Village Commissioners had no objections to dormer windows and uPVC woodwork replacement but suggested matching glazing bars on the side window; Advisory Council recommended sliding sash windows for dormers and a traditional glazing pattern for the side window.
Key concern: windows are out of proportion and side window design not in keeping with traditional patterns
Advisory Council on Planning and the Environment
Conditional No ObjectionThe dormers are not original and it is perhaps difficult to come up with a suitable replacement window due to the fact that the windows are out of proportion. Sliding sash windows would be preferable without the central vertical glazing bar.; The design to the curve topped side window can however be improved if it were to follow the traditional glazing pattern to be found in similar ‘between the flues’ windows in the gables of other Laxey houses. We would ask therefore that it be as per the sketch below.
Conditions requested: Sliding sash windows would be preferable without the central vertical glazing bar; side window to follow the traditional glazing pattern to be found in similar ‘between the flues’ windows in the gables of other Laxey houses as per the sketch
Laxey Village Commissioners
Conditional No ObjectionThe Commissioners have no objections to the installation of the dormer windows or the replacement of the woodwork with uPVC.; The Commissioners feel that the side arched window replacement proposed is not in keeping with the other windows and suggest that the glazing bars should be the same as the originals.
Conditions requested: glazing bars should be the same as the originals
