Officer's Report
The site lies on the northern side of Ridgeway Road and accommodates a detached property which is set back from the road by 7.5 m and has some 1.5 m and 0.8 m from the side but a significant distance in the rear garden - some 25 m . The neighbouring property to the north west is some 14 m away.
Proposed here is the extension of the property to the north west above the existing lounge. This takes the form of a first floor with attic accommodation and takes the ridge of the extension as high as that of the main roof. There are no windows in the new side elevation looking towards number 23. Whilst the extension is higher than the existing extension, the adjacent property is some distance away and should not be affected by the proposal (see digital map).
Also proposed is the erection of a small sun room in the back of the rear garden next to the rear fence which backs onto Onchan Park equipped play area. The new sun room will measure 5m by 4.8m with a sheeted roof and pannelled wall. Providing the roof is dark coloured this should have no adverse impact.
