Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the plans and information submitted as part of this application date stamped 17th March 2004, subject to Condition No. 3 of this approval.
- All window frames, including the porch and conservatory must be of painted timber with the windows being sliding sash, retained in perpetuity.
- All plumbing stacks must be constructed internally.
- The roof(s) must be finished in dark natural slate.
- The exterior stonework must be of a traditional nature.
NOTE: Split stone on a backing render is not acceptable as an external finish.
NOTE The application shows a proposal to culvert a section of existing ditch in front of the property, it must be noted that the Land Drainage Engineer of the Department of Transport must be consulted prior to any work commencing on this ditch as to comply with the requirements of the Land Drainage Act 1934.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
