In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:

Proposal: Erection of three terraced dwellings with ground floor parking to replace existing Erin Supplies building
at: Office Store & Premises Marina Lane Port Erin IM9 6LB
which was considered on 28 May 2004, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 04/00224/B On Review
- The proposed dwellings, by reason of their height, scale and site coverage, would impact adversely on the occupiers of the dwellings to the rear, to the detriment of residential amenity.
- The provision for the parking of one vehicle on site, which would result in vehicles reversing onto or off the highway would be contrary to the provisions of highway safety and below a level of parking provision to serve new residential properties.
NOTE This decision is without prejudice to the submission of a further application for residential development on the site, such an application to follow consultation with the Planning Officer for the area to discuss the number of dwellings proposed, built mass and form and parking arrangements.
