Officer's Report
The application seeks an alteration to the site layout of a previously approved, 00/940, dwelling on land of Gardeners Lane in Ramsey. The overall surrounding area has a long planning history that has resulted in permission for the development of five house plots.
This application is associated to two other current applications, , which have been submitted in order to accommodate a sixth dwelling in the area. I consider that an additional dwelling can be accommodated within the area without detrimental impact and as such I recommend approval subject to a condition relating to landscaping.

C 1 . The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2 . This approval relates to drawing no.s 01 and 02 date stamped the 6th February 2004 and should be read in association with the dwelling design details approved by PA00/00940/B.
C 3 . No development may commence until a landscaping scheme has been approved by the Planning Authority. Such planting scheme should include details of proposed landscaping treatment between the application site and adjacent plots.
C 4 . All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
