In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you
Proposal: Approval in principle for the erection of two residential buildings of at:
Brae Villa Tromode Road Douglas IM2 5EJ which was considered on 4 March 2004, for the reasons set out in the attached schedule. Date of Issue: 10th March, 2004

Note 1: The decision contained in this notice does not become final until:-
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to any decision at review has expired; or
- any appeal has been completed.

Reasons For Refusal
Application Ref No: 04/00105/A
- There is within the submitted application inadequate information to enable a full assessment of the proposed development; there should be a survey of existing ground levels and trees (on and over-hanging the site), and feasibility sketches indicating how as many as twenty flats could be satisfactorily accommodated on the site (together with adequate parking space and amenity space).
- Notwithstanding (1) above, it is self-evident that the proposed development would be out of keeping with the nature and density of adjacent residential development.
- It is not at this time possible to make available for the proposed development an adequate supply of potable water.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
