Douglas Local Plan policy D/CP/97
Policy requires car parking provision in town centre area based on bed spaces for residential use (e.g. 1 space per unit for 2/3 bed apartments). Officer and DOT assessed the proposal against this, noting absence of in-curtilage parking in a congested area 500m from town centre, but Committee approved on review considering walking distance to amenities and applicant's evidence of comparable or reduced demand versus existing use.
Time limit and reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (details of internal layout, all external alterations, and fire-safety precautions) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Flats layout compliance
The layout of the proposed flats must (a) comply in all respects with the Housing (Flats) Regulations; and (b) be such that no flat is contained entirely within the basement. Note: No approval is hereby granted to the arrangement of flats indicated in the submitted application.
