Statement of Supporting Information
- Planning approval has previously been granted under PAs 01/1720, 1721, and 1722 for a residential development of 84 dwellings on land off Erin Way, Port Erin, and this development is currently under construction. Approval has also been granted under PAs 02/2068 and 02/2069 to alter window styles in some dwellings, and applications are currently being considered which propose minor alterations to a terrace (PA 03/0544) and amendments to plots 1- 8 to include first time buyer units (PA 03/00014).
- Approval has also previously been sought to alter the dwellings on plots 10-$12,15-30,32-39$, and $42-47$, with the majority being "handed" versions of those already approved and five of them accommodating alternative house types. That application, PA 03/00479, has now been withdrawn to allow this more comprehensive scheme, which includes drainage amendments as well as the previously proposed dwelling alterations, to be considered.
- As can be seen by submitted drainage drawing no. 1467 ST001, the surface water system approved under PA 01/1720 included a stream which would take a relatively complicated route through the development. It is now proposed to simplify that part of the system by routing the stream along the edge of the development rather than through it, and then through a single culvert to the approved surface water retention area. This will not impair the operation of the overall surface water system, calculations for which have been included with the application, and the water attenuation area will be finished to the previously approved detail. In order to facilitate the new stream minor re-positioning of plots $21-40$ will take place, which will not have an impact upon the overall street scene.
- The "handing" of approved dwellings on plots 10-12, 15-30, 32-39, and 42-47 and alterations to the house types for plots $22,24,39,42$, and 45 as previously proposed under PA 03/ 00479 is now proposed as part of this application. This will enable the dwellings to respond better to ground levels and reduce the need for retaining structures between plots without resulting in significant change to the street elevations.

Please find enclosed three copies of a planning application seeking detailed planning approval for the above, each of which comprises:
- A completed application form;
- A set of drawings and drainage calculations as listed on the application form; and
- A statement of supporting information
Part of the development now proposed has already been proposed by this company under PA 03/00479, and it is now requested that this previous application be withdrawn. Given the current approval for similar on site I understand that in this instance a fee will not be required.
