In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:

Proposal: Erection of an apartment block of six apartments with parking at: Land To The Rear Of 44 The Promenade James Road Castletown which was considered on 20 February 2004, for the reasons set out in the attached schedule.

- The proposed apartment block would repiesent an overdevelopment of the plot with limited off street parking and amenity space around the building.
NOTE This decision is without prejudice to the submission of a further application which proposes an apartment development reduced in scale and massing.
