Approval was granted for a replacement dwelling on a site with prior permissions for redevelopment since 1998, where the existing approved scheme had not been executed.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to drawing numbers 0.520 .01 Rev. B and Portfolio 218/22 Sheets 1-10 inclusive, Julian Bicknell and Associates, date stamped 26th September 2003. Note: The Applicant is advised that approval is unlikely to be forthcoming for any future amendments to the proposed dwelling.
Landscaping scheme
No development may commence until there has been approved by the Planning Authority a scheme of landscaping which includes indications of all existing trees and hedges within the site and details of any to be retained together with measures for their protection during the course of construction.
Landscaping implementation
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Tree protection
Prior to the commencement of works on site, those existing trees on site whose removal is not authorised by this approval, must be adequately protected against damage during the course of construction, in accordance with the recommendations contained in British Standard 5837 (Section 8). The area between the trunk of each tree and the fencing shall thereafter be referred to as the Protected Area. After the completion of development works, the Protected Area must remain free from excavation or the deposit of materials.
Single residential unit
The dwelling may be used as a single residential unit only.
Underground services
All services including electricity and telephone where installed must be laid underground.
Window and door details
Prior to the commencement of the development, a sectional drawing of Scale 1:50 must be submitted to indicate the window and door details, and openings for consideration and approval by the Planning Authority. Such drawings to be produced by the original Architect.
Stone trims details
Prior to the commencement of the development, a sectional drawing of Scale 1:50 must be submitted to indicate the stone trims - cornice, window trims and basement facing, for consideration and approval by the Planning Authority. Such drawings to be produced by the original Architect.
Painted finish sample
No approval is hereby granted or implied to the white painted finish. Prior to the commencement of the development, a sample panel of the painted masonry construction finish must be submitted for consideration and approval by the Planning Authority.

Advise consultation with Fire Safety Department; recommend Approve

The Commissioners are somewhat bemused at this application. On the one hand they can admire the architectural flair and vision... yet on the other, they are very conscious of previously having recommended applicants in Santon to restrict their “footprint” to the original built area and to contain their architectural aspirations to the “vernacular”; However the Board is of the opinion that a traditional style and restricted size would be more acceptable.
