Conditions requested: The proposed development must be connected to the public sewer(s) in a manner acceptable to the Department of Transport Drainage Division and on terms and conditions, which must be agreed with the Division PRIOR to the commencement of any building works. All drainage works must conform to the requirements of the Department of Transport's "Manx Sewers for Adoption" and all necessary inspections/surveys [including CCTV] are to be carried out at the developer's expense. It is also a legal requirement under the Sewerage Act 1999 that the Department (as the drainage Authority) be advised, in advance, of the date of the connection of each dwelling to the public sewer(s).; There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division.; The applicant is advised to consult with the Division in order to identify the line of the foul sewer before development work commences. The sewer must be fully protected whilst all building works are being carried out. No part of the proposed development may be constructed, nor any trees planted, within THREE metres of any public sewer either at the time of construction or at any time in the future.

Conditional No Objectionsubject to the following recommendations I have no objections to the scheme as proposed.
Conditions requested: The door to the lounge/kitchen in each cottage is to be to half hour fire resisting standard and to self-close onto 25 mm rebates. The doors should also be fitted with intumescent strips and cold smoke seals.; A smoke alarm conforming to BS5446 should be provided within the central lobby within each cottage. Ideally they should be mains operated and incorporate a battery back-up facility.; Provide a 1m x 1m fire blanket in each kitchen.; A fire routine notice should be displayed within each cottage and should include the following information: The correct postal address of the premises and the location of the nearest telephone that can be used in an emergency. The correct emergency telephone procedure. The actions to be taken upon both discovering a fire and upon hearing the smoke alarm sound.
The original application 03/00908/B sought part demolition of a garage and replacement with two holiday cottages at St. Benedicts, Glen Auldyn, Ramsey, and was refused by the Planning Committee at Review. Mr. Clark, M.D., & D. Clarke (appellants, likely the owners) appealed the decision on 31 December 2003 via written procedure with site visit.
