Mr J Rowley St Marys House High Street Port St Mary In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr Adrian Brooks
Proposal: Erection of a two storey extension to rear of dwelling at: Briarbank Ballagawne Road Colby Castletown IM9 4AX which was considered on 18 September 2003, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- There must be no discharge of surface water (including that from roofs and paved areas) from this proposed development to the mains foul sewerage system.
- To the extent that the boundary wall between "Briarbank" and "Mandalay" is disturbed or removed, the wall must be reinstated to its existing height and nature beyond the back of the extension within one month of the extension being occupied.
- Subject to the above conditions, this approval relates to drawings numbered $03 / 240 / 01 \mathrm{~A}, / 02, / 03, / 04, / 05 \mathrm{~A}, / 06 \mathrm{~A}, / 07 \mathrm{~A}$, and $/ 08$ which are date stamped 28th July 2003.
NOTE It is noted that the plans indicate that the roof water will be drained to a soakaway. NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
