The application site represents the curtilage of 71 Lezayre Park, Ramsey. The property is a semi-detached bungalow located in the Lezayre Park estate off Lezayre Road.
The application seeks approval for the installation of an additional window to side elevation.
The application site is located within an area identified as Predominantly Residential by the Ramsey Local Plan 1998. The site is not within a Conservation Area. General Policy 2 of the Isle of Man Strategic Plan 2007 states:
"Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:
does not affect adversely the character of the surrounding landscape or townscape; does not adversely affect the protected wildlife or locally important habitats on the site or adjacent land, including water courses; (e) does not affect adversely public views of the sea;
There have been no previous planning applications considered relevant to the assessment and determination of this application.
Ramsey Commissioners have indicated no objection to this planning application. The Department of Transport Highways Division have indicated no objection to this planning application. We have received no privately written representations in relation to this planning application.
The proposed installation of a window which has been undertaken is a very minor alteration that is appropriate for the area. It is judged that the small window will not have a detrimental impact on the dwelling, surrounding properties or the area in general.
Overall, it is considered the proposal would comply with General Policy 2 of the Isle of Man Strategic Plan and consequently the application is recommended for an approval.
It is considered that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
The Department of Transport Highways and Traffic Division is now part of the Department of Infrastructure of which the planning authority is part. As such, the Highways and Traffic Division cannot be afforded party status in this instance.

C 2. This approval relates to the installation of an additional window to side elevation as proposed in the submitted documents and drawing 11/17/01 all received on 7th March 2011.
