Description
The property is Georgian in appearance and is approximately 195 years old. It is currently set out as two self-contained shop units on the ground floor with access from Broadway with the two upper floors being residential accommodation with access via. the Back Lane from Victoria Road.
The accommodation provided at present comprises:
First Floor (Entry Level) - WC, Shower room, Kitchen, Lounge and 2 bedrooms Second Floor - 2 bedrooms (one with sitting area) and 2 store rooms The property is in need of updating and refurbishment.
Proposal
The proposal is to rearrange the internal accommodation to be more suited to its town centre location. The alterations to the building are all internal with the only changes to the appearance of the property being the replacement windows as indicated on the drawings and re-rendering and refurbishment of the North Eastern Elevation. The new arrangement will provide 2no. 2 bedroomed flats (intended for max. 2 person occupation) and 1no. studio flat (intended for max. 1 person occupation). Each flat has its own kitchen and wc / shower room.
Provision has been made to facilitate secure parking for 3no. motorcycles in the yard. The yard also provides amenity space for the flats to accommodate refuse bins / recycling and meter boxes. A letter box (with access from both sides) has been incorporated in the wall adjacent to the yard entrance gates to allow safe and secure delivery of post to the flats.
Conclusion
The current size of the property is detrimental to it being let as it is a family sized space but lacks the amenities a family would require. Its location close to the town centre makes it ideally positioned for professional or skilled individuals working nearby and as such our proposal of 3no. self-contained flats is more appropriate.
