THE APPLICATION SITE AND PROPOSED DEVELOPMENT

The application site comprises the residential curtilage of detached dwelling that is located in the West Baldwin area of Braddan.

The proposed development comprises the installation of replacement windows and door within an existing porch on the front elevation of the dwelling.

PLANNING HISTORY

Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.

REPRESENTATIONS Braddan Parish Commissioners have no objections to the planning application. PLANNING POLICY

In terms of local plan policy, the application site is located within a wider area of land that is designated as open space under the Braddan Parish District Local Plan.

ASSESSMENT

The planning application seeks approval for the installation of replacement windows and door within an existing porch on the front elevation of the dwelling.

The proposal replacement windows and door replicates the appearance of those existing and is considered to be unobjectionable.

It is recommended that the planning application be approved.
