The application site represents the residential curtilage of 26 Bowring Road which is an existing end terrace dwelling is situated at the junction of the Bowring Road and Westfield Drive in Ramsey.
This planning application is seeking approval to replace the existing timber front and rear elevation windows with uPVC top opening casements with glazing bars.
The application site is located within an area of "Predominantly Residential Use" under the Ramsey South Local Plan adopted by Tynwald in 1998. Within the adopted Isle of Man Strategic Plan 2007, General Policy 2 is considered relevant and states:
"Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:
PLANNING HISTORY There are no previous planning applications to be considered in the assessment of this current planning application.
REPRESENTATIONS The Ramsey Commissioners have no objection with the proposed development. The Department of Transport Highways Division have not commented on the proposal.
ASSESSMENT / RECOMMENDATION It is concluded that as the property is not located within a Conservation Area and as there are similar uPVC windows with glazing bars located within the terrace and the locality, it is considered that the proposal would be acceptable as it would have no adverse impact on the visual amenities on the character of the surrounding townscape.
As such, it is judged that the proposed development would comply with General Policy 2 of Isle of Man Strategic Plan 2007, and it is recommended that this planning application should be permitted.
