Reason(S) For Refusal:
- The application represents development in the countryside which is protected for its own sake by virtue of Strategic Plan Environment Policy 1. The Strategic Plan makes provision for exceptions to this policy, as set out in General Policy 3 and Environment Policy 15 which make exception for agricultural buildings which are justified by agricultural need. In this case such need has not been demonstrated as the site defined in red represents a very small piece of land which currently does not represents a viable agricultural holding; the proposed development is therefore contrary to General Policy 3 and Environment Policy 15 of the Isle of Man Strategic Plan.
- Environmental Policy 15 requires that new development is sympathetic to the landscape which it would form part. It is considered the number of trees which would be lost and potentially the number of trees which would be adversely impacted upon by the development due to their close proximity would result in a development which could not be considered to be sympathetic to the landscape, and would therefore be contrary to Environmental Policy 15 of the Isle of Man Strategic Plan.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
