Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Paragraph 8.12.1
Assessment
The proposal is to convert the existing garage into games/store room. The external alterations are relatively modest and would not adversely affect the visual amenities of the locality. The Highways Division of the Department of Transport have commented on that internal dimension so the remaining garage does not meet Manx Roads. One standard of 3m x 5m and that the application needs to demonstrate that a minimum of 2 off street parking spaces can be provided. The application site will still retain sufficient space for two vehicles to be parking within the curtilage of the site in front of the garage and the converted garage. I therefore recommend that planning permission be granted subject to conditions.
