The Site
The application site relates to the terraced property, The Stores, Patrick Corner, Patrick Village, Patrick. The property is a traditional building which abuts the highway. To the rear elevation the building has been extended (see planning history below) with a two storey flat roof which spans approximately three quarters of the rear façade.
The Proposal
This application seeks approval for the erection of a single storey extension to the rear elevation to replace an existing porch. The extension would be erected between the existing two storey flat roof extension and a flat roof garage and would provide a W.C. and an entrance vestibule. The proposed extension would have a flat roof with a lantern light set within. The rear elevation would have a door and window.
Planning Status
The application site is located within a wider area identified as being of High Landscape Value and Scenic Significance by the 1982 Development Order.
Planning History
The following previous planning application is considered relevant in the assessment and determination of this application:
07/01117/B sought approval for the construction of a two storey extension to the rear elevation to provide additional living accommodation. This was approved.
Representations
Patrick Parish Commissioners have not commented on this application. The Department of Transport Highways Division does not oppose this application.
Assessment
The main issues to be considered in the assessment of this application are whether the propsoed extension would adversely affect the surrounding area or the existing property so as to warrant refusal.
The location of the proposed extension is not visible from public vantage points and as such it is judged that the amenities of the surrounding area would not be affected by this development.
The extension would be sited so as to be between two existing flat roof sections of the building and as a result of its single storey height, would not detract from the character of the building.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the erection of a single storey extension to the rear elevation of The Stores, Patrick Corner, Patrick Village, Patrick as shown by 4061-1 and 4061-3 received 10th August 2009.
C 3. The external finishes of the extension must match those of the existing flat roof extensions to the rear elevation of the building in all respects.
