The Site
The application site relates to 12 Bridge Street, Peel, am end terrace property situated on the corner of Bridge Street and Stanley Mount.
The Proposal
This application seeks approval for the installation of replacement windows to the front and side elevations of the property. The existing windows are constructed from timber and have a casement opening. The proposed windows would be timber sliding sash.
Planning Status
The application site is located within an area identified as being mixed use by the Peel Local Plan. The site is also within the Peel Conservation Area and as such Environmental Policy 35 of the Isle of Man Strategic Plan, which states: "Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."
Planning History
There are no previous planning applications considered relevant in the assessment and determination of this application.
Representations
Peel Town Commissioners recommend that this application be approved. The Department of Transport Highways Division has not commented on this application.
Assessment
The proposed windows would have a timber construction and would be sliding sash. As such the windows would re-instate the original appearance of the property which would enhance the building and the surrounding conservation area. It is concluded that the proposal accords with EP35 set out above.
Recommendation
Permit.
