General Policy 2

The development hereby permitted shall be commenced within four years of the date of this notice.
Approved drawings
This permission relates to the erection of 34 sheltered housing units together with parking, access and landscaping as shown in drawings SC1008/P/00/001, 001A, SC1008/P/10-001C, -002B, -003B, -004B, 005A, SC1008/P/12/001C, 002C all received on 23 April 2009.
External facing materials
Prior to the commencement of development details of the external facing materials including the roof finish shall be submitted to and agreed in writing by the planning officer and thereafter the scheme shall be carried out in accordance with the agreed details.
Surface water drainage
Prior to the commencement development details of the arrangements for the disposal of surface water shall be submitted to and agreed in writing by the Planning Authority (in conjunction with the Drainage Authority). The surface water shall be disposed of in accordance with the agreed details.

Department of Transport Drainage Division
Conditional No ObjectionIf this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.; The applicant is required to establish where the existing surface water from the property is disposed and discuss this matter with the Drainage Division prior to work commencing on site.
Conditions requested: Any changes to the approved drainage proposals for this development must be discussed with the Department of Transport Drainage Division prior to any work commencing on site.; The proposed dwellings must be connected to the public sewer(s) in a manner acceptable to the Department of Transport Drainage Division. All drainage works must conform to the requirements of the Department of Transport's "Manx Sewers for Adoption" and all necessary inspections/ surveys [including CCTV] are to be carried out at the developer's expense.; In accordance with the Sewerage Act 1999, a communication fee will be payable to the Department of Transport in respect of these properties being connected (directly or indirectly) to the public drainage system.; Under section 4(3) of the Sewerage Act 1999 the applicant must give 21 days notice, in writing, to the Drainage Division, prior to making any communication to the public sewer.; There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s).; The applicant is requested to supply the Division a copy of any Building Control Application in relation to the surface water discharge from this development.
