Site
The site represents the residential curtilage of Coan Buigh, Main Road, Ballaugh, which is a two-storey detached property which is located on the southern side of Main Road and east of Ballaugh Village.
Land Use Zoing / Planning Policies
The application site is within an area recognised as being an area of 'White Land', under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, nor within an area zoned as High Landscape or Coastal Value and Scenic Significance.

Proposal
The application seeks approval for the erection of a conservatory to the rear elevation. The proposal would have a width of 3.5 metres, a depth of 3.7 metres and a ridge height of 3.5 metres.
Reprsentations
Ballaugh Parish Commissioners:- "No Objection" The Authority has received no privately written representations objecting to the application.
Assessment / Recommendation
The proposed extension would be a modest in size in respect to the existing dwelling. From the adjacent public highway the proposal would not be apparent due to the significant boundary landscaping which runs along the southern boundary of the Main Road, but also due to the proposals size and height and as the proposal is located to the rear of the dwelling.
Recommendation
In conclusion, it is recommended that the planning application be approved on the planning policy grounds that the proposed development would be acceptable to the Isle of Man Strategic Plan (June 2007).
