In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This consent relates to the renovations, erection of extensions and construction of a new car park to replace existing to rear as shown in drawing numbers SC1079-P-10-00, SC1079-P-10-04 and SC1079-P-12-02 date stamped 6th August 2008, SC1079-P-10-01 Rev B, SC1079-P-10-02 Rev B, SC1079-P-10-03 Rev B, SC1079-P-11-01 Rev B, SC1079-P-12-01 Rev B and Justification of Need prepared by Savage and Chadwick date stamped 16th February 2009, and SC1079-P-11-02 Rev A date stamped 20th February 2009.
- The proposed development shall be carried out in strict conformity with the approved plans.
- No extension hereby permitted shall be occupied until the vehicular and pedestrian means of access have been constructed in accordance with the approved plans. Those means of access shall thereafter be kept available at all times for their respective purpose.
- No extension hereby permitted shall be occupied until the car parking and manoeuvring areas have been provided in accordance with the approved plans, and those areas shall thereafter be kept available at all times for their respective purposes.
- No development shall take place until samples of the facing and roofing materials to be used shall have been submitted to and approved in writing by the Planning Authority and these works shall be carried out in accordance with the approved details. The development shall be carried out in accordance with the approved details.
- Prior to the commencement of any building works, further large scale (1:20 / 1:10) detail drawings are to be produced of the new internal doors to indicate the framing detail, architrave and materials are be submitted to and approved in writing by the Planning Authority and thereafter the works shall be carried out in accordance with the approved details.
- Prior to the commencement of any building works, a photographic survey must be undertaken to record all existing internal and external features of interest and provided for approval by the Planning Authority. Such a record must be prepared in consultation with the Conservation Officer of the Department.
NOTE For the avoidance of doubt, Registered Building Consent has not been granted for replacement windows to be installed within the existing building.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
Guidance Note
This decision notice is issued in accordance with Regulation 9(1) of the Registered Building Regulations 2005.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
If this determination is running concurrently with a planning application, the content of the registered building application is excluded from that consideration. If need be, an appeal against the determination of registered building consent must be made independently.
