RE: Proposed Alterations to 80 Parliament St. Ramsey
The general purpose of the works proposed is to provide 2no. Self contained apartments, remedial works to roof and exterior, replacement of windows and shopfront and exterior decoration.
It is proposed to remove the chimney stack as the problem of damp throughout the building is caused by failure of chimney capping and flashings, however upon survey, if it is thought that the chimney stack can be successfully repaired then every effort will be made to retain the stack for the purpose of keeping the original facade.
It is hoped that the addition of 4no. South/West facing Juliet balconies will create much needed light and pleasant outlook for the apartments which currently are severely lacking in daylight. These will provide views out towards North Barrule and Sky Hill etc. and there will be no example of any overlooking of neighbouring property.
To the rear of the property it is proposed to incorporate 1no. Parking space which will be allocated for one unit. Nearby parking is also available at Parliament Square, Parliament St and to the rear of Ramsey Police station. Bin storage will also be allocated to the rear of the property to keep bins out of the rear lane.
We feel the overall development can only be a positive addition to the regeneration of Ramsey town. It's prominence overlooking Parliament Square means at present the building is somewhat of an eyesore. The design has been kept simple, yet modern and keeping the buildings original character and will sit well within the neighbouring properties as shown in the 3d imagery.
On the Parliament St. side the existing cafe is to remain and a new shopfront, windows and decoration will give a much needed lift to this elevation and the overall appearance of this part of the main street.
The process of the alterations will include maximum protection of lower level buildings and scaffolding to appropriate health and safety standards to allow for pedestrian and traffic flow to continue safely during the period of the works.
