Housing Policy 15
Requires extensions to traditional rural properties to respect proportion, form and appearance; no more than 50% floorspace increase exceptionally. Officer tested amended single-storey extension's reduced footprint, eaves/ridge matching host, rear/subordinate positioning and stone/slate finishes as compliant, unlike original larger scheme's overbearing massing.
General Policy 2
Sets general standards for acceptable development including visual amenity (b,c,g,h,i). Proposal met tests for no harm to landscape/townscape character, neighbour amenity and highway safety due to site setbacks and rural separation.
Environment Policy 42
Promotes development responsive to locality in design. Stone/slate materials, simple form and integration with wooded rural valley character satisfied policy.
