Environment Policy 35
Requires that within Conservation Areas, development must preserve or enhance the character or appearance of the Area and protect special features. The officer assessed the prominent building's replacements against this, finding them acceptable after front door amendment to timber, as they would preserve character; the bow window change was balanced as non-original.
The Replacement of Windows and Doors
For Category B buildings in conservation areas, prefers repair of original windows; if impracticable, visible replacements must match original opening method, pattern, glazing bars, and frame sections. Proposal largely complied by matching these on main front windows, but side attic casement differed slightly; deemed acceptable due to size and position; rear non-visible changes not strictly tested.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Front door materials and colour
Notwithstanding the annotation on Drawing 2014.10 01 that the replacement front door will be of a uPVC construction, it shall be constructed of timber. It shall be painted brown or black unless otherwise agreed in advance with the Planning Authority. Its design shall match that shown on Drawing 2014.10 01 unless otherwise agreed in advance with the Planning Authority.
