Re: Proposed windows to side elevation, meter boxes, satellite dishes and rain water pipes, and alteration to windows, cornice and roofing material, No2 & 4 Derby Square, Douglas, IM1 3LS
This application is for window installation, meter boxes, satellite dishes and rainwater pipes not indicated on the previously approved drawings of PA09/10624/B. In support this planning application, we would provide the following additional information.
The proposals consist of the following;
- Additional windows - are proposed to the side elevations of both No. 2 & 4 to provide natural day light into the internal stairwell. In any event there is no overlooking form these windows.
- Utilities housing - The positions of Meter boxes, satellite dishes and rainwater pipes have been establishes and are as indicated on the application drawings. We have located all these fixtures to the rear and side of the properties so not to detract from character of the frontage to Derby Square.
- Windows - It is proposed that the previously approved timber windows are replaced by Heritage design PVCu units for ease of maintenance and improved thermal performance. The windows proposed have been successfully used on Derby Square and Technical details of the proposed windows are included as part of this package.

- Cornice – It is proposed to construct the cornice detail in an alternative lightweight material. The proposed material will look identical to the original approved material. They are more sustainable and have been used successfully on the villa marina, a registered building.
- Roofing – it is proposed to use a Marley Rivendale Slate or similar. Performance has shown they look like slate, but have virtually no maintenance, noise or breakage issues.
Consultation meetings were held with Mr Steve Moore, the conservation officer, on 7th Jan and 11th Feb 2014. Mr Moore indicated that he had no objection to the proposed alternative material changes / addition clarification.
