General Policy 2
Requires development in accordance with land use zoning and Area Plan proposals, respecting site surroundings in siting, layout, scale, form, design; no adverse effects on amenity, traffic, habitats, or character. Officer assessed the storage units as suitable for the industrial designation, similar in scale and design to adjacent units, with adequate parking and no traffic concerns, meeting all GP2 criteria without adverse impacts.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This permission relates to the erection of storage units as shown in drawings AT 1085.1, AT 1085.2, AT 1085.3 all received on 19th January 2011 and the location plan prepared on 18th February, 2011.

Conditional No ObjectionNo Objection: - subject to the following conditions; The application states that the surface water from the proposed development is to be discharged to the “existing drainage”. If this “existing drainage” discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided
Conditions requested: The proposed development must be connected to the public sewer(s) in a manner acceptable to the Isle of Man Water & Sewerage Authority and on terms and conditions, which must be agreed with the Authority prior to the commencement of any building works. All adoptable drainage works must conform to the requirements of the Authority’s “Manx Sewers for Adoption” and all necessary inspections/surveys [including CCTV] are to be carried out at the developer’s expense; There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s); The use of the proposed units must be restricted to dry industrial processes only. The only discharges which will be accommodated in the public foul sewer at this time are domestic (only) sewage from WCs and canteens; Appropriate measures must be taken by the developer / occupier of the premises to ensure compliance with the legislation prohibiting discharge of polluting or harmful matter to any public sewers or watercourses
