TO: Mr \& Mrs Crossley-Meates Knock Rushen House Scarlett Castletown IM9 1TA [Copies as per Circulation List]
In pursuance of his powers under the above Act and Order, the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby APPROVE the application by Mr \& Mrs Crossley-Meates for approval in principle to erect a detached dwelling within the grounds of Knock Rushen House, Scarlett, Castletown subject to compliance with the following conditions:-
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access and landscaping) have been submitted to and approved by the Planning Authority. Such reserved matters shall form the subject of a single application.
- This permission relates to the principle of the erection of a dwelling within the grounds of Knock Rushen House as defined in the submitted drawing received on 3 April 2008.
- No approval is granted or implied in respect of the footprint as shown in the submitted drawing as this is considered too large: the proposed dwelling must be clearly ancillary to Knock Rushen House and be situated on the same building line to Scarlett Road to the south east so as not to affect the visual prominence of the main house within the streetscene. The proposed house must be designed to complement the character and style of Knock Rushen House.
- No approval is hereby granted or implied for the creation of a new entrance in the existing wall fronting onto Scarlett Road. This wall must remain intact during and after construction of the new dwelling.
- The proposed development must be connected to the main foul sewer but there must be no discharge of surface water into the main foul sewer.

A fee will be payable to the Department of Transport in respect of the drainage connection.
