The application site represents the curtilage of Croit Ny Meagh, Rhenab Road, Cornaa. The property is a detached dwelling which lies on the east side of Rhenab Road.
The site is located within an area identified as 'white land' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; however the site is within an area zoned as High Landscape or Coastal Value and Scenic Significance.

The Department of Transport Highways Division have indicated no objection to this planning application.
The Authority has received no privately written representations objecting to the application.
The application seeks approval for the extension and decking to side elevation of dwelling (comprising amendment to PA 09/00952B). The decking and the size and massing of the extension remain as previously approved, the only difference being the increase amount of glazing to the eastern elevation.
The proposed extension in terms of size, height and design is identical to the previous approved scheme. The only aspect top change is the window fenestration which is still considered appropriate. Therefore it is considered the amendments to be acceptable.
The proposal also includes a decking area which surrounds the proposed extension. It is also considered the decking would be acceptable and would have no adverse impact upon the visual appearance of the property or have an adverse impact upon the residential amenities of the neighbouring properties through overlooking.
It is considered the proposal would comply with The Isle of Man Strategic Plan (20th June 2007), for the reasons set out in this report, accordingly, it is recommended that the application be approved.
It is considered that the following parties meet the criteria of Government Circular 1/06 and should be afforded interested party status:
Maughold Commissioners The Department of Transport Highways and Traffic Division is now part of the Department of Infrastructure of which the planning authority is part. As such, the Highways and Traffic Division cannot be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the extension and decking to side elevation of dwelling (comprising amendment to PA 09/00952B) as indicated in the submitted documents and drawings 09/24/03 and 09/24/04 all received on 14th May 2010.
C 3. The external finishes of the extension must match those of the existing building in all respects.
I confirm that this decision accords with the appropriate Government Circular delegating functions to the Senior Planning Officer.
