In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 25th March 2010, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the submitted Drawing Nos. BH.07.06 and BH07.08 received on 13th January 2010; the additional plan BH.07.09 received on 2nd March 2010; and the amended plan BH.07.07 (Rev A) received on 12th March 2010.
- The rooflights to the front and rear elevation shall be of a traditional style similar to "Velux Conservation Roof Lights" in accordance with your letter received on the 12th March 2010, unless agreed in writing by the Planning Authority.

- Notwithstanding the details submitted, the land edged in blue on the Amended Plan BH.07.07 (Rev A) received on the 12th March 2010 shall remain as agricultural land and shall not form part of the curtilage of the domestic dwelling, nor shall it be used for domestic purposes.
- No development shall take place until full details of a landscaping scheme has been submitted to and approved in writing by the Planning Authority. All planting shall be carried out in accordance the approved details in the first planting and seeding seasons following that first occupation. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
Guidance Note This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Whichever is the later.
